April 2026 Property Market Update

Based in Broadway, I work with buyers and sellers across the North Cotswolds and the Vale of Evesham. Here’s a clear view of what I’ve been seeing on the ground over the past few weeks, and what it means if you’re considering a move.

Strong buyer activity post-Easter

One of the most encouraging signs this month has been the level of buyer enquiry following the Easter break.

With ten properties on the market, I saw eight direct enquiries come through via Rightmove in a matter of days. Three of those led to offers, with two agreed sales now progressing.

In total, four properties are currently under offer, and I’m approaching my first completion as a business, which is an important milestone.

Fewer valuations, steady momentum

April has been slightly quieter in terms of valuation activity, although there is still time left in the month.

The focus has remained on consistent marketing and building the business properly. We’ve now reached ten five-star Google reviews, with strong feedback from both buyers and sellers.

A clear and simple fee structure

This month has also seen the introduction of a fixed fee model.

For the first twenty instructions:

  • £3,750 for properties below £750,000
  • £5,000 for properties above £750,000, with no VAT

A straightforward approach designed to offer value while maintaining a high level of service.

What’s working in this market

The market remains active, but it is more considered.

Properties that are priced correctly and presented well are continuing to perform. Strong photography, video, and consistent exposure are making a clear difference.

Wider market context

Inflation rose to 3.3% in March, largely driven by energy costs. Mortgage rates have stabilised, which is helping maintain buyer confidence.

There is still wider uncertainty, so rather than making long-term predictions, the focus is on responding to what’s happening now.

Final thoughts

Buyer activity is there, and sales are being agreed, but success is coming down to the detail.

Pricing, presentation, and a proactive approach are what’s delivering results.
