First and foremost, I want to say a sincere thank you to the clients who have entrusted me with their homes from day one. I don’t take that responsibility lightly. Being asked to represent someone’s property is a privilege, and I’m extremely grateful for the confidence placed in me at the very start of this journey.
I’m also hugely thankful to my wider professional network fellow agents, lenders, solicitors, surveyors, trades and advisors many of whom have supported, guided and encouraged me in getting this business off the ground. No agency is built in isolation, and I’m fortunate to be surrounded by people who care about doing things properly.
As we move into 2026, the local property market is showing encouraging signs of renewed momentum.
Across the North Cotswolds, average values remain resilient, underpinned by strong lifestyle demand, attractive villages and limited long-term housing supply. Detached and character homes continue to perform particularly well, especially where pricing reflects current market conditions rather than peak-market expectations.
During 2025, many homeowners chose to wait watching mortgage rates, buyer sentiment and the wider economic outlook. As a result, we saw pent-up supply, with more homes coming to market later in the year than usual. That flow has now begun to normalise, and well-presented, correctly priced homes are attracting genuine interest once again.
From conversations I’m having daily with buyers and sellers, one thing is clear: confidence is coming back.
Mortgage rates have stabilised and, with expectations of further Bank of England base-rate cuts during 2026, affordability is gradually improving. This is encouraging buyers who have been sitting on the sidelines to re-engage, whether they’re first-time buyers, upsizers or those looking to downsize.
Confidence matters. How people feel about the market directly influences how it moves. When buyers feel secure in their borrowing and sellers feel reassured about demand, transactions happen and the market functions as it should.
I believe 2026 will be an exciting and positive year for the North Cotswolds property market. Not because prices will suddenly race away, but because the fundamentals are improving: steady lending conditions, realistic pricing, motivated buyers and a renewed sense of optimism.
