As I write this on Monday 9th February, we’re just at the start of our second full week of trading, and it already feels like we’re properly getting into the rhythm of the market. The early ebbs and flows are becoming clearer, and it’s been an incredibly exciting start to life as Charlie Carroll Property.
Week one was busy in the best possible way. I launched three properties to the market, and within the first seven days, two were agreed under offer one at asking price and the other achieving 98.3% of its guide price. That level of response so early on has been hugely encouraging and is a clear reflection of the current demand.
The third property has also seen strong interest, with five viewings in its first week and several more already booked in for the days ahead.
Midway through last week on what may well have been the only sunny day February offers us we also carried out photography at Glebe Cottages in Hawling. It’s a truly magnificent home that has been extended and renovated to an exceptional standard, and it’s a real privilege to be bringing it to the market. With beautiful imagery and a strong video campaign lined up, we’ll be launching it later this week, which I’m very much looking forward to.
At this stage, I’m working with four properties in total, two of which are already under offer, and the early signs for the others are very positive.
Alongside this, I’ve been out valuing several homes over the past week, with three likely to come to market later in the spring. One in particular a Cheltenham townhouse transformed from a two-bed, one-bath into a three-bed, two-bath really stood out. It’s been redesigned to within an inch of its life, with exceptional attention to detail, a bespoke Italian kitchen, and a finish that’s genuinely impressive. There’s plenty to be excited about in the months ahead.
One of the most rewarding parts of the past seven days has been the conversations with buyers. A core part of my approach is looking after buyers with the same care and attention as sellers helping with their search, offering guidance, and not simply acting as an order-taker. The feedback so far has been incredibly positive, and I’ve genuinely enjoyed supporting people at this stage of their journey.
It’s also been reassuring to see the foundations of the business taking shape so quickly. We’ve received five Google reviews already all five-star along with some really encouraging responses to recent social media posts. It’s early days, but the support has been hugely appreciated.
From a wider market perspective, getting boots on the ground has confirmed what many had been sensing. Demand is strong across the board, with a noticeable number of buyers who paused or hesitated last year now pressing on with their plans in 2026. That makes this a very good time to be selling, while also offering some excellent opportunities for buyers who are well-prepared and well-advised.
It’s been a real privilege operating as Charlie Carroll Property over the past week, and if the start of February is anything to go by, 2026 is shaping up to be a very exciting year indeed.
